In order to complete a reservation, the booking party must acknowledge and agree to abide by the following rental policies. Please note, any reservations made within specific communities will be subject to the community rules and guidelines in addition to our standard policies.
Rental Policies
Minimum Age Requirement: Must be 25 years of age to book a reservation. We do not rent to groups of students, even if one or more parents or chaperones will be present. By entering into this agreement, you acknowledge that you are the minimum booking age. Any reservations made under false pretenses will be subject to forfeiture of all rental money and the party will not be permitted to check in or continue their stay in the property. Renter agrees to provide proof of identity/age as well as the identity/age of overnight guests upon request. Our rental units are monitored for violation of this policy and any violators will be evicted with no refund. This policy includes reservations made by parents who do not check-in, and/or who leave overnight during the length of the stay.
Maximum Occupancy: The maximum occupancy is the number of persons allowed on the premises at any given time including infants. Please see individual property description for maximum occupancy. Additional occupants and house parties are not allowed and may result in additional charges or eviction with forfeiture of rental monies paid.
Amenities: The use of any and all amenities including but not limited to balconies, decks or railings, grills, pool, hot tub, sport gear, elevator, appliances and electronics are to be used at your own risk. See individual property description for availability of amenities. It is the renter’s responsibility for the appropriate use of these amenities and a responsible adult must accompany and be present during use of amenities by children. Availability of amenities cannot be guaranteed.
Mechanical Equipment: Appliances, heating/air conditioning sytems, cable and internet service and all mechanicals are continually checked and kept maintainted. However, we cannot guarantee a mechanical item will not malfunction during your stay. We will make every effort to have repairs made as quickly as possible. Please let us know of any malfunctions as soon as they are discovered so that we can resolve any problems in a timely manner.
Linens: Beds will be made upon arrival and 1 set of bath towels will be available per person that the house sleeps. Please note that bed linens and bath towels are not to be taken to the beach or off the premises.
Telephone: Many of our properties have a VoIP phone system and phone service will not be available during a power outage. If your property has a VoIP phone system, this information will be made available in your Check-In Information packet.
Smoking: Smoking is strictly prohibited inside the rental home. Damage costs will be charged to renter for violations of this policy.
Pets: Most pet friendly properties allow up to 2 medium dogs with advance approval for a fee, unless otherwise stated. Please be sure to read the individual property description for dog number and size allowances BEFORE booking. Please note, there are some breed restrictions and any dog over 55lbs is considered a large dog. A full list of breed restrictions can be found here. Please take care to clean up after your pets and do not allow dogs on the furniture or bedding. Extra cleaning fees may be charged and deducted from damage deposit for excessive shedding or cleaning associated with pets. Any pets other than dogs will require advance approval.
Pools & Hot Tubs: Private pools and hot tubs are serviced twice per week. It is the renter’s responsibility for the appropriate use of the swimming pool and/or hot tub. Fecal accidents pose a danger to swimmers. Please report any fecal accidents immediately. A fee equal to the cost of clean-up will be charged to Renter. Some pools offer heat (check individual property description for availability) for an additional fee. Pools cannot be heated when outside temperatures average 60 degrees or below or if the average water temperature of the pool is above 82 degrees. Pool heat should be requested in advance and is not guaranteed. See individual property description for availability of pool and/or hot tub, if any.
Elevator: The elevator, if available at your rental property, may require a non-refundable fee. Please see individual property description for availability. Usage should be requested in advance, as the elevator will remain locked otherwise. Elevators are not to be used by children unless accompanied by an adult. Residential elevator service may not be available immediately. Please read elevator instructions prior to usage.
Sport Gear: Bicycles, kayaks or other sport gear that are advertised as available for use at an individual property cannot be guaranteed. Renter understands and accepts that safety equipment such as bicycle helmets, life jackets, etc, although recommended, may or may not be provided and agree to safe and appropriate actions with use. Renter and Renter’s party accepts liability for appropriate use and care of available sport gear and hold Owner and Manager harmless for injuries or damages associated with use. Damages to gear will be deducted from damage deposit. See individual property description for availability of sport gear, if any.
Cancellations: Reservations canceled 30 days or more prior to the scheduled arrival date may be refunded less a 5% cancellation fee of the advance payment amount Reservations canceled 29 days or less prior to the scheduled arrival date will not receive a refund unless the home is re-rented for the same dates and rental rate. If the same dates are rented at a lesser rate, the difference in the rental rate will be forfeited from the deposit. If the same dates are not re-rented, the deposit will be forfeited in full or the reservation may be reinstated. A reservation may be rescheduled up to 14 days prior to arrival; Rescheduled dates must be booked at the same property for dates within 12 months of the originally scheduled arrival date with rates equal to or greater in value as the original reservation. Once dates have been rescheduled, any future cancellation will be a forfeiture of rent. We strongly encourage the purchase of a travel insurance policy as a protection of your vacation investment.
Refunds: No refunds will be given for early departure, lack of use of public utilities, or for storms or other inclement weather. Please consider purchasing travel insurance for your stay.
Travel Insurance: We strongly encourage renters to purchase a travel insurance policy for their reservation. Travel insurance can provide coverage for various medical, travel and weather-related events. Purchasing a policy, understanding coverage and submitting a claim is the responsibility of the renter. If interested in purchasing a policy thru Forgotten Shores Properties, please inquire.
Damages: Damages: Renter assumes full financial responsibility for damages due to misuse or negligence, missing items or excessive cleaning needs. A refundable damage deposit or damage protection insurance may be required for each reservation. Renter agrees to reimburse homeowner for damage costs above the damage protection coverage, if any. Please note and report any damages found or occurring during your stay immediately. Please be respectful of the property and kindly leave the home in the same general condition as found. Additional cleaning fees charged by housekeeping will be deducted from the damage deposit, if applicable, or charged to the credit card on file. Any damage deposit collected will be refunded 7 days from departure providing no damages were incurred.
Handicap Accessibility: Homes are not fully handicap accessible unless otherwise stated in the property description.
Availability: In the event the rental home becomes unavailable for rental use, we reserve the right to grant a full refund of all payments made, without further liability.
Listing Changes: Rates, descriptions, furnishings, equipment or bed arrangements are subject to change. Any major changes will be communicated to renter in advance of arrival, if possible.
Exceptions: Any exceptions to the above mentioned policies must be approved in advance and in writing prior to renter occupancy.
Hold Harmless: All homes are privately owned; the owners and property managers are not responsible for any accidents, injuries, or illnesses that occur while on the premises. The owners and property managers are not responsible for the loss of personal belongings or valuables of the guest. Where pets are concerned, renter assumes full financial responsibility for any claims by third parties for any injuiry to any person or damage to any property of any kind caused by their pet. By accepting this reservation, it is agreed that you are 25 years of age or older and assume the risk of any harm arising from use of the property or amenities.
Disclosure: Forgotten Shore Property Management Group has a contractual relationship with the homeowner(s). This contract employs us to act as the owners' agent. We reserve the right to enter the premises for any purpose involved in managing the home, to refund deposits, refuse to rent or discontinue occupancy. Any reservation obtained under false pretenses is subject to forfeiture.
